Why doesn't Nintendo do their own independent theme park?

Maybe this is a stupid question. I saw the Nintendo World video, and it looks amazing, but also really small. Miyamoto says there's much more that's not shown, and while I believe him, an aerial photo of the place shows that there really isn't that much more they could have fit in there.

So why don't they do their own full size park like Disney? Doesn't even have to be restricted to Mario, call it Nintendo Land and make Zelda, Metroid, Donkey Kong, Kirby themed areas. They have plenty of material to work with.

I kinda dislike how it's just a small part of Universal Studios. I get that Universal is making a Mario movie, but does that mean they need to have the theme park in there too?
